How long does an SMSF valuation take?

Short answer

An investment entity takes 2 business days. A trading business with turnover under $2 million takes 2 business days, and one with turnover $2 million to $10 million takes 3 business days. Delivery time starts once payment and all required information have been received. Larger or more complex matters have a delivery date agreed before we start.

How long does each type of SMSF valuation take?

Investment entity: 2 business days. Trading business, turnover under $2 million: 2 business days. Trading business, turnover $2 million to $10 million: 3 business days. Annual update of our own valuation: 2 business days. Turnover over $10 million, a complex structure, or a dispute or court matter: a delivery date agreed before we start. Accountants and administrators sending several funds: We agree a delivery schedule for batches before we start. Delivery time starts once payment and all required information have been received.

The fee for each type of holding is on our pricing page, and the 30 June valuation guide explains the annual cycle.

What starts the clock, and what do you need from me?

Delivery time starts once payment and all required information have been received. A complete first upload is therefore the quickest route.

For the annual valuation the valuation date is usually 30 June, so the entity's financial statements for that date are the main input. If they are not final, tell us what is outstanding when you order. We usually ask for:

  • For a company: the financial statements for the valuation date, the constitution and any shareholders agreement, the share register, and details of recent share sales or issues.
  • For a unit trust: the financial statements for the valuation date, the trust deed, the unit register, and a property valuation where the trust owns property.
  • For both: details of loans, related-party balances and major assets.

Documents come only through the private upload link on your matter, never by email and never through this website.

What can hold a valuation up?

  • A property valuation the fund does not yet hold. Where a trust or company owns property, the property figure comes from a valuation by a registered or certified property valuer, ideally dated at or close to the valuation date. We never sign a property figure ourselves, so that valuation has to exist first.
  • Information that arrives in pieces. Each gap holds the work up until it is filled, so send everything through the upload link in one go where you can.
  • A restructure around the valuation date. Tell us about any transaction or restructure near that date, because we value the entity as it stood on the day.
  • The representation letter. Before the final report, the client signs a representation letter confirming the information supplied.

Tell us your audit date or deadline and we will tell you on the call whether we can meet it. A tight deadline does not change the fee. Call 0433 475 518, Mon to Fri, 9am to 5:30pm AEST, or request a quote.

Is there an extra charge for an urgent deadline?

No. A tight deadline changes how we schedule the work, not the fee. We confirm the fee in writing before we start. No hourly billing.

How long does the annual update take?

Annual update of our own valuation: 2 business days. Delivery time starts once payment and all required information have been received.

Last updated . General information only, not advice about your circumstances. A valuation depends on the facts of the business and the purpose it is for.

Need a valuation rather than an answer?

Tell us what the fund holds and why you need the valuation. A valuer reviews every enquiry before we reply.
