Who is SMSF Valuations?
SMSF Valuations is part of Valuation Group. It is a trading name of Valuation Group Pty Ltd (ABN 48 702 469 252). Valuations are completed Australia-wide.
The practice puts a market value on the unlisted interests an SMSF holds, and writes that value up so the trustees, their accountant and their auditor can follow it.
Who does the valuation?
A suitably qualified business valuer at Valuation Group does the work. A valuer reads every enquiry, confirms the scope and the fee with you, and prepares the report. We do not name individuals on this website.

How independent are you?
The valuer is independent of your fund: never a member, trustee or related party of it. The fee is fixed by the type of entity and, for a trading business, its turnover, so it does not depend on the value we reach.
The ATO's guide to valuing SMSF assets describes an independent valuer as one who is neither a member of the fund nor a related party, and who is impartial, unbiased and not influenced.
Do you give advice?
We value assets. We do not provide legal, taxation, investment or financial product advice, and we never advise on whether to set up a fund, buy, hold, sell, contribute, roll over or start a pension.
Those decisions belong to the trustees and their advisers. Our job is to give them a supportable market value to decide with. See the disclaimer for the limits that apply to this website and to our reports.
Why does the practice focus on SMSF business interests?
Because a private company or unit trust has no screen price. The ATO's guide says a listed security is valued at its closing price on 30 June, but for unlisted shares and units the trustees need evidence of what the entity's assets are worth. That is business valuation work, and it is where the ATO's attention has been. As SMSF Adviser reported, the ATO identified more than 16,000 funds that reported assets such as property and unlisted trusts at the same value for three years in a row, and contacted them in March and April 2024.
We build the report to be used as audit evidence, so it sets out the method, the evidence and the assumptions. How we value explains each step.
Why do you not value property directly?
A property figure is the work of a registered or certified property valuer, and the ATO guide lists a property valuation as evidence where property is the only asset of an entity. We never sign a property figure ourselves.
Property held directly by your fund: we are not taking direct property valuations yet. If a trust or company owns the property, we value the units or shares using a property valuation you already hold. See trusts that own property.
What standard guides the work?
Guided by APES 225 Valuation Services. APES 225 is the standard Australia's accounting bodies set for valuation work. We are an independent valuation practice, not an accounting firm, and we hold every report we sign to it. The standard is theirs. The discipline is ours.
