SMSF Valuations is part of Valuation Group

Independent SMSF valuations, Australia-wide

Your fund needs a market value every 30 June. We provide one you can hand to your auditor.

We value the private company shares, unit trusts and business interests your fund holds, at a fixed fee, with the evidence and method set out so your accountant and auditor can follow it.

Does your fund need an independent valuation?

Five quick questions. You see what the ATO guidance points to for your holding, and our fixed fee for it. No dollar value, no advice, nothing stored unless you ask for the summary by email.

Question 1 of 5

What does the fund hold?

The ATO is checking SMSF valuations

Unlisted assets carried at the same figure year after year are an ATO focus. A fresh, supportable value protects the trustees, and it is what the auditor is now expected to check.

  • 16,000+

funds the ATO contacted in March and April 2024 for reporting assets such as property and unlisted trusts at the same value for three years in a row.

  • 45%

of those funds changed their unlisted trust values after the ATO's letters, against around 63% for property, on the ATO's own initial evaluation.

  • 1 July 2026

Division 296 began. Total super balances above $3 million now carry extra tax, and the ATO has told auditors to check the evidence behind every market value reported.

What we value

We value the business interests a self managed super fund holds. Each one is valued as a whole, not just from its balance sheet.

  • Private company shares

A minority or controlling holding in a private company, whether it holds investments or runs a business.

  • Units in a unit trust

Related and unrelated unit trusts, valued from what the trust owns and what its deed says about the units.

  • Trusts that own property

Units or shares in an entity that owns property, using a property valuation from a registered or certified valuer as the input.

  • Business interests

An interest in a trading business, valued on what it earns and the risks it carries, priced on its turnover.

Property held directly by your fund: we are not taking direct property valuations yet. If a trust or company owns the property, we value the units or shares using a property valuation you already hold.

For accountants, administrators and auditors

Send us one fund or a whole 30 June batch. Each entity gets a fixed fee, a private upload link and a report built to be used as audit evidence.

Work with us
  • One fixed fee per entity, confirmed before we start
  • We agree a delivery schedule for batches before we start.
  • Method, evidence and assumptions set out for the auditor
  • A valuer independent of the fund, every time

How it works

  1. Tell us what the fund holds

A short form or a call. We ask what the entity owns, why you need the value and the date.

  2. We confirm the scope and fee

In writing, before any work starts. We confirm the fee in writing before we start. No hourly billing.

  3. Upload the documents

Through the private link on your matter, never by email.

  4. Receive the report

Market value at the date, the method, the evidence and the assumptions, ready for your accountant and auditor.

What the report contains

Guided by APES 225 Valuation Services. APES 225 is the standard Australia's accounting bodies set for valuation work. We are an independent valuation practice, not an accounting firm, and we hold every report we sign to it. The standard is theirs. The discipline is ours.

  • The market value of the units or shares at the valuation date
  • The method used and why it suits the holding
  • The entity's assets and liabilities, and how each was valued
  • The evidence relied on, so a third party can follow it
  • Assumptions, limits and the information supplied
  • A statement that the valuer is independent of the fund

Questions trustees ask first

Does an SMSF valuation have to be done by an independent valuer?

Not always. The ATO says trustees must value assets at market value using objective and supportable evidence, and the law only requires a qualified independent valuer in limited cases. The ATO recommends one when an asset is a large part of the fund or hard to value, which is common with private companies and unit trusts.

How often do SMSF assets need to be valued?

Every asset is reported at market value each 30 June. An independent valuation does not have to be redone every year, but the trustees must check each year that it still reflects market value. The ATO has called valuing only every three years an outdated practice.

Are the company or trust accounts enough?

Often not. The ATO says signed, audited accounts that carry assets at cost are unlikely to be enough evidence on their own for an unlisted share or unit.

What does an SMSF valuation cost?

Investment entity: $995 + GST. Trading business with turnover under $2 million: $1,495 + GST, rising with turnover. A valuation we prepared last year, rolled forward: $495 + GST per entity.

How long does it take?

An investment entity takes 2 business days, a smaller trading business 2 business days and an established one 3 business days. Delivery time starts once payment and all required information have been received.

Can you value property held directly by my fund?

Property held directly by your fund: we are not taking direct property valuations yet. If a trust or company owns the property, we value the units or shares using a property valuation you already hold.
